Summerlin in my opinion is Las Vegas's Home Town community. At this time we are home to more than 100,000 residents. With around three dozen new neighborhoods still being constructed. So speaking of amenities: More than 150 village and neighborhood parks, more than 150 miles of completed miles of the Summerlin Trail System. The trail system connects neighborhoods to other great amenities such as parks, schools and retail centers. The trail system is one of Summerlin's most beloved amenities and is also award winning. Other amenities include 26 public and private schools, 14 houses of worship, nine golf courses, and shopping centers in every village. Many medical facilities, business parks, and cultural centers.
I will start breaking down the parks and what village and neighborhood they are in, I want you to know Summerlin even if you have not visited YET. If you are planning a move to the Las Vegas area, please do not miss the opportunity to look at houses in this outstanding community.
Villa Trieste is Summerlin (and Las Vegas) most green community. It employees the whole-house approach that are so energy efficient that they consume less energy than the new homes that have the Energy Star rating. Standard on these homes are solar roof panels, energy monitoring system, smart thermostats, smart wiring, and Energy Star appliances. These are only a few of the things that make these homes so wonderful.
Villa Trieste is in the West Park Village in Summerlin Centre. People that live at Villa Trieste are able to use the amenities of the West Park Village. This includes a community pool and park. It is also very well located to shopping, entertainment, and schools.
There are move in ready homes starting at $189,990 for a 1.495 sq foot house with 2 bedrooms/2.5 baths...average energy ac and heating is $76.00 a month. The bigger model 1,777 starting at $229,990 the average is $81.00 a month. (compare this to what I live in a 17 year old home (single story) at 1899 sq foot and my bill for June was $233.69 OUCH). Now I always have heard that two story homes use more energy, but all of Villa Trieste homes are two stories which make them a real exception to what I had been told.

RealSummerlin
Inventory: The number of resale homes on the market (those listed with Realtors and posted in the Multiple Listing Services) fell by 535 units during the past week causing total inventory to reach 19,888 homes. Compared to the same week of the prior year, inventory levels are down 16.5 percent, or 3,925 units. Inventory levels are at their lowest level since April 2006.
Sales: The total number of units that are in a contracted status rose to 9,526, the highest level reported in years.
Contracted units are at twice the level reported one year ago. Approximately 5,934 units are identified as
“contingent”, or remain contingent upon some action (e.g., bank approval) prior to closing, while 3,592 units
are pending. Resale closings remain elevated relative to the prior year, and the latest data points suggest
volumes will continue to rise in the near-term. (Applied Analysis: 03/30/2009)
